Accra Renting Guide

Renting in Accra

Accra is Ghana's capital and its busiest rental market. The price of a room depends a great deal on where in the city it is. Central and eastern areas such as Cantonments, Airport Residential Area and East Legon are the most expensive. Areas further out, such as Madina, Dansoman, Ashaiman and Kasoa, cost much less but are further from the city centre.

What rent is estimated to cost

From searches made online, a one bedroom unit is estimated to cost around GH₵8,400 to GH₵24,000 a month in Airport Residential Area and around GH₵5,000 to GH₵14,000 in East Legon. In Madina and Dansoman, the same size of unit is estimated at around GH₵600 to GH₵3,000, and in Kasoa around GH₵800 to GH₵2,500. For self contained units across Accra, most are estimated to fall between about GH₵800 and GH₵2,400 a month, with the lowest starting around GH₵500. These are only estimates based on online searches. Real prices change often and can be different from what a landlord asks you directly.

Why it is hard to find a place

Good rooms in affordable areas go quickly, so people often settle for places that are further away than they wanted. Kasoa, for example, is estimated to be 35 to 60 minutes from the city centre depending on traffic. When you compare rooms, always ask how long the trip to work will take at your usual hours, not only how much the rent is.

Check the area before you rent

A cheap room can come with problems that only show up later. Accra floods during heavy rains, and in June 2026 the Greater Accra Regional Security Council named high risk communities, including Odawna and Official Town in Adabraka, Sahara in Dansoman, parts of Alajo, Berlin Bridge and Downside in Nima, parts of Madina such as Jelil Estate Junction, Baba Yara and Akorli Down, and parts of Osu including Osu Alata and Osu Doku (read the statement). NADMO's own list of flood prone areas also includes parts of Teshie, Kanda, Asylum Down and Adabraka North (see the list). Mallam and low lying parts near it were also badly flooded in late June 2026 (read the report).

Roads matter too. Travel between Kasoa, Weija and central Accra is estimated to take one to two hours in heavy traffic, because of poor roads, flooding and unfinished drainage work on the highway. If you rent in or near Kasoa or Weija, plan your travel time carefully.

Being named does not mean every street in an area floods, and areas can improve. Before you decide, visit the place, ideally after rain. Check whether water collects in the compound or on the road, and ask neighbours whether it floods in the rainy season. Look at the road to the house, and work out how long the trip to work or school will take at your usual hours. A low rent can disappear in transport costs and lost time. Our guide Renting in Accra explains more about when a cheaper room comes with a catch.

Advance rent: what the law says and what happens

Under the Rent Act, 1963 (Act 220), advance rent should not be more than six months. The Rent Control Department said in March 2026 that landlords who demand more face prosecution, with a fine of up to 500 penalty units, up to two years in prison, or both. In practice, one to two years in advance is still described as common in Accra. If you are asked for more than six months, you can report it through the Rent Control Department complaints portal. This is general information, not legal advice.

Budget advice

Plan for more than the rent. Before you move in, expect to pay the advance, an agreement, and moving costs. After you move, expect water, electricity and transport. Furnished units are estimated to cost 15 to 30 percent more than unfurnished ones. Decide your total budget first, then choose the area that fits it, instead of choosing the area first.

Stay safe

Never pay before you have seen the room and met the landlord. Make sure the person you pay is the owner. Read our guide on spotting rental scams and our guide on renting without an agent before you pay anything.
