Wa Renting Guide

Renting in Wa

Wa is the capital of the Upper West Region. We could not find reliable published rent figures for individual areas of the town, so we are not giving price estimates. Ask the landlord for the price, compare several rooms, and visit before you decide.

Water and seasons in Wa

Wa is in the Upper West zone. The Ghana Meteorological Agency gives the normal start of the rains as the third week of April to the first week of May and the normal end as the first to fourth week of October (Ghana Meteorological Agency, 2026 forecast for northern Ghana). The dry, dusty harmattan wind blows from December to February, and Wa recorded the lowest rainfall in the country for January to March 2023, only 3.1 mm (Ghana Meteorological Agency, State of the Climate 2023). Wa has had water supply problems. In September 2019, a fault at the water plant at Jambusu, linked to a rise in the Black Volta after heavy rain, left the municipality with little water for over a week, and residents queued at commercial boreholes (MyJoyOnline, September 2019). That report is several years old, and we could not find a recent one. Before you rent, ask the landlord how water reaches the room, whether it flows all year, and whether there is a storage tank or a borehole. If you can, visit in the dry season as well as the rainy season.

Check the area before you rent

We could not find a recent official report naming flood prone areas in Wa, so do not assume any area is safe or unsafe. Visit the place, ideally after rain. Check whether water collects in the compound or on the road, and ask neighbours whether it floods in the rainy season. Ask whether the compound has a water storage tank, and whether the room has its own prepaid electricity meter or shares the compound meter.

Advance rent: what the law says and what happens

Under the Rent Act, 1963 (Act 220), advance rent should not be more than six months. If you are asked for more than six months, you can report it through the Rent Control Department complaints portal. This is general information, not legal advice.

Budget advice

Plan for more than the rent. Before you move in, expect to pay the advance, an agreement, and moving costs. After you move, expect water, electricity and transport. Decide your total budget first, including travel, then choose the area that fits it.

Stay safe

Never pay before you have seen the room and met the landlord. Make sure the person you pay is the owner. Read our guide on spotting rental scams and our guide on renting without an agent before you pay anything.
