Welcome to CapriHomeGh ("we", "our", "the platform"), accessible at caprihomegh.com. By accessing or using our website, registering as a landlord, or registering as a property scout, you agree to be bound by these Terms and Conditions. If you do not agree, please do not use the platform.

1. What CapriHomeGh Is

CapriHomeGh is a rental listings platform based in Ghana that connects tenants directly with landlords, with no agents involved. We provide a space for landlords to list properties and for tenants to browse and contact landlords directly. CapriHomeGh is not a party to any rental agreement, tenancy, or transaction between a tenant and a landlord. We do not manage properties, collect rent, hold deposits, arrange viewings, or guarantee the accuracy of any listing or the conduct of any landlord or tenant.

2. No Tenant Accounts

Tenants may browse listings and contact landlords freely without creating an account. By using the contact form or clicking to call or message a landlord, you agree to these Terms.

3. Landlord Terms

By registering as a landlord, you agree to the following:

• Provide accurate, honest, and up to date information about yourself and your property, including price, location, condition, and available amenities
• Only list properties you own or are authorized to rent out
• Not act as, or on behalf of, a rental agent or intermediary. CapriHomeGh is strictly an agent free platform
• Respond to tenant inquiries in good faith
• Keep your account credentials confidential and notify us if you suspect unauthorized access

We take reasonable measures to protect landlord account information. However, you are responsible for maintaining a secure password and are strongly encouraged not to reuse passwords from other accounts.

Landlord accounts are subject to verification by our admin team before any property listing is approved. We reserve the right to reject, suspend, or permanently remove any landlord account and associated listings, at our sole discretion, including but not limited to violations of these Terms, suspected agent activity, fraudulent conduct, or extended inactivity without a listed property.

4. Property Submission on Behalf of a Landlord

Some properties on CapriHomeGh may be submitted by a Property Scout or another party acting on a landlord's behalf, rather than by the landlord directly. Anyone submitting a property on behalf of a landlord must do so with the landlord's full knowledge and consent, and must use the landlord's own accurate name and contact details. Submitting a property using false landlord information, or without the landlord's genuine consent, is strictly prohibited and treated as a violation of these Terms.

5. Property Scout Terms

By registering as a Property Scout, you agree to the following:

• Refer genuine landlords to register and list properties on CapriHomeGh. Scouts act as referral partners, not as agents to tenants, and must not represent themselves as agents at any point
• Provide accurate personal and Mobile Money information for payment purposes; the name on your scout account must match the name on your Mobile Money account
• Earn a referral payment for each landlord you refer whose account and listing are approved by our admin team, at the rate published on the platform at the time of approval
• Understand that referral rates may change at any time, and any rate change applies only to future approvals, not to landlords already approved under a previous rate
• Receive payments manually via Mobile Money, processed at our discretion once a payment request is confirmed

We reserve the right to suspend or remove any scout account for violations of these Terms, submission of fraudulent or duplicate landlord referrals, or misconduct toward landlords being referred. A phone number associated with a suspended or removed scout account may not be used to register a new scout account.

6. Prohibited Conduct

You may not use CapriHomeGh to do any of the following:

• Operate as a rental agent, or assist others in operating as agents, on the platform
• Submit false, misleading, or duplicate property listings
• Impersonate another person or entity
• Scrape, harvest, or systematically collect data from the platform
• Attempt to bypass any security, verification, or anti fraud measures on the platform
• Harass, threaten, or defraud another user
• Use the platform for any unlawful purpose

We actively monitor for and take action against violations of this section, including account suspension, permanent bans, and blocking of associated contact or registration details. We reserve the right to take such action without prior notice.

7. Tenant Safety

CapriHomeGh takes active steps to keep agents and scammers off the platform, including identity verification for landlords and automated detection of suspicious activity. However, we cannot guarantee the complete safety, honesty, or conduct of every landlord or user on the platform, and these measures cannot eliminate all risk.

Tenants are strongly advised to exercise caution when dealing with any landlord, and to never make any payment before meeting the landlord in person and physically inspecting the property. We are not responsible for any loss, fraud, or dispute arising from a transaction or interaction between a tenant and a landlord. Suspicious listings or conduct should be reported to us immediately via our Contact page.

8. No Warranty

CapriHomeGh is provided "as is" without any warranty of any kind, express or implied. We do not guarantee the following:

• The accuracy, completeness, or availability of any property listing
• The identity, honesty, or conduct of any landlord, scout, or tenant
• Uninterrupted or error free operation of the platform

9. Limitation of Liability

To the fullest extent permitted by law, CapriHomeGh and its operators shall not be liable for any direct, indirect, incidental, or consequential damages arising from your use of the platform, any transaction or interaction between users, or any listing published on the platform.

10. Content Ownership

Landlords retain ownership of the property descriptions, images, and other content they submit. By submitting content, you grant CapriHomeGh a non exclusive, royalty free license to display that content publicly on the platform for as long as your listing remains active.

11. Account Suspension and Termination

We reserve the right to suspend, restrict, or permanently delete any account, landlord, scout, or otherwise, at our sole discretion, with or without prior notice, for violation of these Terms or for any conduct we reasonably believe is harmful to the platform or its users.

12. Changes to These Terms

We may update these Terms and Conditions from time to time to reflect changes in our practices, services, or for legal reasons. Continued use of the platform after changes are posted constitutes acceptance of the revised Terms. The "Last updated" date at the top of this page will reflect the most recent revision.

13. Governing Law

These Terms are governed by the laws of the Republic of Ghana. Any disputes arising from your use of CapriHomeGh shall be subject to the jurisdiction of the courts of Ghana.
