Kasoa Renting Guide

Renting in Kasoa

Kasoa is a large and fast growing town in the Central Region, on the highway between Accra and Winneba. It is one of the most popular places for people who work in Accra but cannot afford Accra rents. Rooms here cost much less than in the city, and the price depends on the neighbourhood and on how new the building is.

What rent is estimated to cost

From searches made online, single rooms in Kasoa are estimated at around GH₵300 to GH₵1,000 a month. Areas such as Nurses Quarters, Opeikuma and Top Town are estimated at the lower end, around GH₵300 to GH₵700, while rooms and chamber and hall units near Andam Junction and the Obom Road are estimated at around GH₵500 to GH₵900. One bedroom apartments in newer areas such as Millennium City and Ngleshie Amanfro are estimated at around GH₵450 to GH₵800. Larger or newer units cost more: a one bedroom is estimated up to about GH₵2,500, and two bedrooms around GH₵1,500 to GH₵4,500. These are only estimates based on online searches. Real prices change often and can be different from what a landlord asks you directly.

Getting to work from Kasoa

The low rent is the main reason people come, but the journey to Accra is the cost to count. On a normal day the trip is estimated to take up to about an hour. On a very bad day, with traffic made worse by potholes, flooding and unfinished drainage work on the road between Kasoa and Mallam, it is estimated to take close to two hours. Other sources, including the Daily Graphic (June 2026) and Citinewsroom (July 2026), report that the same trip has taken as long as four hours on very bad days. Before you rent, work out the daily trip to work, and the cost of fares, not only the rent.

Check the area before you rent

Kasoa has areas that flood in heavy rain. In May 2022, after a long downpour, NADMO and the Awutu Senya East Municipal Assembly reported flooding in Modest, Obom, Asempa and parts of CP, and said buildings put up on waterways were making it worse (read the report). Being named does not mean every street floods, and areas can improve.

Water supply is another thing to ask about. Water shortages were reported in parts of Kasoa in the past, including Chapel Square, Lamptey Mills, Kae Mebre and Top Town in 2015 (read the report). We could not find recent information online showing whether supply has improved, so do not assume it has. Ask the neighbours and the landlord how often water comes.

Before you decide, visit the place, ideally after rain. Check whether water collects in the compound or on the road, and look at the road to the house, because muddy or damaged roads are hard to use in bad weather. Do not choose a room only because the rent is low.

Advance rent: what the law says and what happens

Under the Rent Act, 1963 (Act 220), advance rent should not be more than six months. In practice, some rooms in Kasoa are listed with advance terms of 15 to 18 months, even where the monthly rent is low. That can mean paying thousands of cedis upfront for a single room. If you are asked for more than six months, you can report it through the Rent Control Department complaints portal. This is general information, not legal advice.

Budget advice

Plan for more than the rent. Before you move in, expect to pay the advance, an agreement, and moving costs. After you move, expect water, electricity and daily transport. Ask what the current fare is for the trip you will make, and whether the room has a prepaid meter. Decide your total budget first, including travel, then choose the area that fits it.

Stay safe

Never pay before you have seen the room and met the landlord. Make sure the person you pay is the owner. Read our guide on spotting rental scams and our guide on renting without an agent before you pay anything.
