Tema Renting Guide

Renting in Tema

Tema is Ghana's main port city and an industrial hub east of Accra. It is a planned city divided into numbered communities, and it sits next to busy neighbouring areas such as Ashaiman, Nungua, Teshie and Sakumono. Many renters work at the port, in factories or in Accra.

What rent is estimated to cost

From searches made online, single rooms around Tema are estimated at around GH₵300 to GH₵1,200 a month, depending on the area. Ashaiman is estimated at around GH₵300 to GH₵900, Old Barrier and Crown Liberty at around GH₵600 to GH₵900, Michel Camp and Community 1 at around GH₵600 to GH₵1,200, and Nungua, Teshie and Outer Klagon at around GH₵600 to GH₵1,000. For larger homes inside Tema, Community 25 is estimated at around GH₵4,500 to GH₵8,000, Sakumono at around GH₵3,500 to GH₵6,500, Communities 18 and 22 at around GH₵2,500 to GH₵4,500, Communities 1 to 8 at around GH₵2,000 to GH₵3,800, and Kpone at around GH₵1,800 to GH₵3,200. These are only estimates based on online searches. Real prices change often and can be different from what a landlord asks you directly.

Getting to work from Tema

If you work in Accra, the trip from Tema to the city centre is reported to take about 25 to 35 minutes by car off peak, and about 45 to 60 minutes at peak times, using the motorway. Public transport can take longer. If you will travel daily, test the trip at the hours you would really travel before you decide on a room.

Household water supply

Water supply near Tema has been a problem in some communities. In April 2026, residents of Kakasunanka, Gbetsile, Okushibri, Appolonia and Newland in the Kpone Katamanso municipality said they had gone more than five months without water, and Ghana Water said it was working to restore supply (Citinewsroom, April 2026). Supply can differ a lot between communities, so check the exact area. Before you rent, ask the landlord how water reaches the room, how many days a week it flows, and whether there is a storage tank or a borehole. Ask neighbours too, because they will tell you how it really is.

Check the area before you rent

Parts of the Tema area flood. In late June 2026, GNA reported flooding in Communities Seven and Eight, Tema Newtown, Lashibi, Dawhenya and Kpone, and the Tema to Aflao highway was flooded at the Dawhenya Terrazzo bridge, with two electricity substations shut down (GNA, June 2026). Floods were also reported in Tema Community 5 in June 2026 (Citinewsroom). A place being named does not mean every house in it floods, so go and see for yourself. Visit the place, ideally after rain. Check whether water collects in the compound or on the road, and ask neighbours whether it floods in the rainy season. Ask whether the compound has a water storage tank, and whether the room has its own prepaid electricity meter or shares the compound meter.

Advance rent: what the law says and what happens

Under the Rent Act, 1963 (Act 220), advance rent should not be more than six months. In practice, landlords around Tema often ask for more. Online listings show examples such as one and a half years demanded at Teshie. If you are asked for more than six months, you can report it through the Rent Control Department complaints portal. This is general information, not legal advice.

Budget advice

Plan for more than the rent. Before you move in, expect to pay the advance, an agreement, and moving costs. After you move, expect water, electricity and transport. Decide your total budget first, including travel to work, then choose the area that fits it.

Stay safe

Never pay before you have seen the room and met the landlord. Make sure the person you pay is the owner. Read our guide on spotting rental scams and our guide on renting without an agent before you pay anything.
